What is EIFS?


As the name implies, EIFS is applied to the exterior of a building, providing both insulation and a decorative finish. Developed in Europe as a way to rehabilitate structures damaged during World War II, it made its way to the United States in the late 1960s and quickly caught on thanks to the efforts of industry pioneer Dryvit Systems, Inc.

Unlike traditional cement stucco, EIFS siding uses plasticizers that make the material more flexible and durable. Most modern synthetic stucco includes the following components, according to the EIFS Industry Members Association:

  • Moisture barrier and drainable plane
  • Finish coat, typically including colorfast, crack-resistant acrylic
  • Foam insulation board
  • Water-resistant basecoat, embedded with fiberglass reinforcing mesh

Before manufacturers developed a water-resistant barrier for synthetic stucco, it was fairly common that older structures experienced many issues due to faulty installation. One problem was that Improperly sealed joints allowed moisture to penetrate walls, which often caused major structural damage to commercial properties.
