When it’s properly installed, synthetic stucco is an energy-efficient, cost-effective building material that can transform the appearance of a structure. Commonly called EIFS (for exterior insulation and finish system) the layered cladding looks like stone or stucco but provides almost limitless design flexibility, making it a popular choice for commercial construction.
With decades of experience in Minneapolis and beyond, Schoenfelder Renovations’ remodeling contractors have the know-how to install and repair EIFS siding affordably and efficiently, helping clients nationwide realize the product’s promise. What is EIFS?
As the name implies, EIFS is applied to the exterior of a building, providing both insulation and a decorative finish. Developed in Europe as a way to rehabilitate structures damaged during World War II, it made its way to the United States in the late 1960s and quickly caught on thanks to the efforts of industry pioneer Dryvit Systems, Inc. Unlike traditional cement stucco, EIFS siding uses plasticizers that make the material more flexible and durable. Most modern synthetic stucco includes the following components, according to the EIFS Industry Members Association:
- Moisture barrier and drainable plane
- Foam insulation board
- Water-resistant basecoat, embedded with fiberglass reinforcing mesh
- Finish coat, typically including colorfast, crack-resistant acrylic
Getting EIFS Stucco Right
Before manufacturers developed a water-resistant barrier for synthetic stucco, it was fairly common that older structures experienced many issues due to faulty installation. Improperly sealed joints can allow moisture to penetrate walls, which often causes major structural damage for commercial properties.
The EIFS experts at Schoenfelder Renovations can address water problems resulting from faulty design and installation. Typically, that requires removing part or all of the leaky material, fixing the leak and any damage, and reinstalling Dryvit stucco correctly. We also can replace EIFS siding with cultured stone or other alternatives, if you prefer.
Design Possibilities Galore
In addition to conserving energy by providing continuous insulation, EIFS stucco is heralded for its aesthetic flexibility. Available in almost any color and a broad array of textures — some Dryvit stucco specialty finishes resemble brick, limestone, and quartz, for example — it also can be sculpted to form architectural details such as arches, columns, and cornices. And the color-fast, crack-resistant acrylic binder that’s part of most finishes keeps EIFS from fading over time.
